A construction manager's foremost functions include planning, directing, coordinating, supervising etc. Their construction projects include, but are not limited to, buildings, residential areas, commercial, industrial structures, roads, bridges, schools and hospitals. A construction manager(CM) may take on an entire project or part of a project depending on contract. They are either salaried or self-employed people, who oversee construction projects. They supervise the construction process from its abstract stage till its completion, making sure that the job is completed within the allotted time fr ame and budget. General responsibilities of a construction manager include helping in the acquisition of land(they know what type of land is necessary and what size), to obtain permits, to hire workers and speciality contractors. A CM must review the project thoroughly before undertaking it, so he has an understanding of what will be needed along the way, and what needs to be done prior to beginning the project. Many constructions managers are given the duty to come up with a budget for the construction project. They will then come up with a detailed cost analysis to get an estimate of the cost to be incurred. This is of fundamental importance as any delays in the project may cause a considerable amount of money. A CM should be an excellent multi-tasker. He should be able to jiggle multiple things at the same time, work under stress and pressure, and have the ability to meet deadlines. It is also the construction manager's job to provide a worker friendly environment, and to come up with a health and safety plan. Safety should be of utmost importance during the architectural plan of the building. The managing contractor should be able to design out unnecessary hazards and come up with a plan to minimize, if not completely eliminate them. He needs to prepare the pre-tender stage plan, which is a collection of information about the significant health and safety risks of the construction project which he will then have to manage during the construction phase.
